Buying property in Nigeria has always been opaque. Swiftmax breaks it into clear steps, each one designed to protect you and keep your money and documents visible at every stage.
1. Search
Browse verified listings. Filter by city, title type, budget, and verification status. Only properties that have passed our full verification process appear here.
2. Inspect
Book in-person, virtual (video walkthrough), or proxy inspections. For diaspora buyers, virtual is the default and the recording is yours to keep.
3. Make an offer
Submit a formal offer through Swiftmax. Include your conditions and proposed timeline. The seller cannot counter outside the platform.
4. Offer accepted
Sign a Letter of Intent. This locks the price and the timeline while due diligence completes. Neither party can walk away without consequence.
5. Due diligence and final verification
We run a second verification cycle. Land registry record pulled fresh. Survey reconfirmed. Any new encumbrances flagged before you commit funds.
6. Deposit to escrow
Wire your deposit to the Swiftmax escrow account held by a licensed Nigerian trustee. The seller cannot withdraw these funds under any circumstances.
7. Closing
Final paperwork: Deed of Assignment, Governor's Consent application. Swiftmax coordinates legal signatures. Diaspora buyers can sign electronically where Nigerian law permits.
8. Title transfer and funds release
Once your new title document is issued in your name, the escrow trustee releases full payment to the seller. Not before.
