What "verified" actually means on Swiftmax.

Most platforms use "verified" to mean they called the agent and they answered. Below is exactly what Swiftmax verifies, who performs each check, and what we cannot guarantee.

1. Title verification

What we do: Pull the title document directly from the relevant State Land Registry (Lagos, FCT-Abuja, etc.). Confirm the title is current, the named holder matches the seller, and the title type is authentic.

Who performs this: Swiftmax's in-house legal team working directly with Registry staff.

2. Ownership and encumbrance check

What we do: Confirm the registered owner has capacity to sell. Check for liens, judgment creditors, and ongoing court cases. For family land, we confirm written consent from family heads and principal members.

3. Independent survey and valuation

What we do: Commission a SURCON-registered surveyor to confirm boundaries and dimensions. Commission an NIESV-registered valuer for a current market assessment.

4. Agent and seller verification

What we do: Verify NIESV or REDAN registration status, background check on transaction history, and full KYC (government ID plus BVN match).

What verification does not cover

Future events

We cannot predict family disputes that emerge after our check, or future government zoning changes.

Hidden physical problems

Our assessment is visible-only. We do not excavate foundations or inspect roof structures.
